Building a Better Training Environment for Future Pilots
KGM Builders is partnering with Thrust Flight ⧉ to enhance their aviation training facilities through a phased renovation approach, ensuring continuous operations while expanding instructional capabilities. Phase 1 focused on creating a dedicated classroom within the existing hangar — complete with new walls, a suspended ACT ceiling, temporary power, a 3-ton mini-split HVAC system, and a fresh entry point — enabling uninterrupted student learning during construction. Phase 2 introduces a full 6,000 SF interior transformation of the building attached to the hangar. The upgraded layout will feature new classrooms, ride-check rooms, offices, a mechanic shop, a flight simulation room, and an inviting common area for students and faculty. Exterior enhancements will further support campus growth, including improved entry parking and a newly developed west-side lot for increased traffic and enrollment capacity.
Challenges Encountered:
Weather-related water intrusion created unforeseen moisture issues along the exterior envelope. Our team quickly identified and resolved problem areas by removing damaged panels, installing new waterproof barriers, and replacing metal siding where required. We also executed extensive saw-cutting to integrate new underground sewer lines into the existing slab — all while keeping safety and ongoing school operations top of mind.
Improvement Initiatives:
Upcoming upgrades include sealing roof penetrations and installing a 100-foot rain gutter system along the northwest side to prevent future water intrusion and redirect drainage away from the new parking lot expansion. These improvements — combined with interior modernization — will provide a more functional, comfortable, and high-performance learning environment for staff, future pilots, and aircraft mechanics.
