Project Overview
New Ground-Up Maintenance Facility Build
KGM Builders partnered with Sunstate Equipment to construct a new maintenance garage, wash bay facility and new break room designed to improve workflow efficiency, support expanding operations and encourage employee retention. The 5,600-square-foot build includes a new maintenance shop, staff common area, and a dedicated masonry wash bay station.
Challenges Encountered:
The project presented several key challenges that required careful planning and coordination. Utility coordination with APS and Southwest Gas required extensive scheduling and communication to align service installations with construction progress. Weather conditions, including periods of rainfall, caused delays in concrete pours and temporary work stoppages, impacting sequencing and schedule flow. In addition, coordinating the installation of masonry systems alongside mechanical and utility infrastructure required precise scheduling to avoid conflicts. All work was performed under tight timeline constraints while maintaining strict safety standards and full code compliance.
Improvement Initiatives:
To overcome these challenges, our team implemented targeted improvements and proactive solutions. Mechanical, plumbing, and electrical systems were upgraded to support long-term performance and operational reliability. Construction sequencing and workflow strategies were refined to improve coordination between trades and minimize downtime. These improvements not only mitigated schedule pressures but also enhanced overall efficiency, resulting in a facility with improved system performance, reliability, and long-term functionality.
